First identify the problem

1. Verify the official record
Log in to Virtual Pag-IBIG. Review the relevant savings, loan, payment, application, or claim record. If you cannot access the account, use the official account-recovery process or ask a branch to verify your identity.
For a loan application, the official Loan Status Verification page may also show its current status.
Look for these details:
- the first and last correctly posted transaction;
- the exact missing months or payments;
- whether an entry is merely delayed or is posted under the wrong period;
- whether you have more than one membership record;
- the outstanding principal, interest, penalties, insurance charges, and payment application; and
- the written reason for any rejection, suspension, or deficiency.
2. Ask for a written reconciliation
Submit a concise request identifying:
- your name and Pag-IBIG Membership ID or loan-account number;
- every disputed month, payment, deduction, charge, or claim item;
- the amount and date involved;
- the attached proof;
- the correction or explanation requested; and
- your preferred contact details.
Ask Pag-IBIG for an acknowledgment or reference number. For complicated loan or contribution disputes, request a transaction-level ledger or written computation rather than relying only on the balance displayed online.

3. Answer deficiency notices completely
A claim or correction may remain pending because the identity, payment trail, employer information, civil-registry document, or authority of a representative has not been established. Respond point by point and within any deadline written in the notice.
If a document cannot be produced, explain why and ask in writing whether Pag-IBIG accepts an alternative. Do not alter a receipt or submit an affidavit as a substitute unless the applicable checklist or Pag-IBIG expressly allows it.
4. Demand a written result
Ask for written confirmation showing one of the following:
- the corrected contribution or payment posting;
- the adjusted loan ledger and new balance;
- the approved benefit and computation;
- the remaining documentary deficiency; or
- the legal and factual grounds for denial.
Under the Ease of Doing Business and Efficient Government Service Delivery Act, denial of a request for government service must be explained in writing and state the grounds and the person responsible. The Act generally uses maximum processing periods of three working days for simple transactions, seven for complex transactions, and twenty for highly technical transactions, counted under its rules and subject to applicable exceptions. Missing or incorrect contributions
The controlling law is Republic Act No. 9679, the Home Development Mutual Fund Law of 2009. Covered employees and their employers must contribute to the Fund. The employer’s counterpart is an employer obligation and may not simply be shifted to the employee.
Under the current contribution framework introduced by Pag-IBIG Fund Circular No. 460 effective February 2024, the maximum Monthly Fund Salary used for regular savings is ₱10,000. The general rates are:

Unless Pag-IBIG gives a written instruction stating otherwise, continue making amounts that are undisputed and currently due through an authorized channel. A complaint or reconciliation request does not ordinarily suspend contractual due dates, interest, penalties, collection measures, or foreclosure.
Use the correct loan-account number and payment reference. Save the confirmation page and the bank or e-wallet debit record. A debit from your account does not necessarily prove that the payment reached and was posted by Pag-IBIG.
For an unposted payment

- Ask in writing for the available reinstatement, restructuring, settlement, or other home-saving options and their exact deadlines.
- Submit any dispute with full proof, but continue complying with undisputed obligations where possible.
- Consult a Philippine lawyer promptly if foreclosure, auction, cancellation, eviction, or loss of title is imminent.
If the property was purchased from a developer, identify whether the issue concerns Pag-IBIG’s loan, the developer’s contract, subdivision or condominium regulation, title delivery, construction defects, or a combination of these. Jurisdiction may lie with Pag-IBIG, the Department of Human Settlements and Urban Development, the Human Settlements Adjudication Commission, a court, or another body depending on the relief requested. Do not file in a forum merely because it handles housing generally.
For a fully paid loan, ask for the current title-release checklist and verify whether the original title, cancellation of mortgage, taxes, registration fees, borrower identification, or authority of an heir or representative remains outstanding.
Benefit and savings-claim problems
Regular Pag-IBIG savings consist of the member’s contributions, required employer counterpart contributions, and credited dividends.
