Quick answer
- pagbili ng residential house and lot, townhouse, condominium unit, o iba pang kwalipikadong residential property;
- house construction;
- home improvement;
- pinagsamang kwalipikadong loan purposes.
Ang pangunahing batayan sa batas ay membership in good standing at ability to pay.
- Pag-IBIG membership at savings record;
- edad at loan term;
- legal capacity na bumili at magsangla ng real property;
- stable at verifiable income;
- credit at payment history;
- kasalukuyan o dating Pag-IBIG loans;
- pagkakakilanlan at civil status;
Paano mag-apply
1. Linawin ang loan purpose at property arrangement
Bago magbayad ng malaking reservation fee o equity, alamin:
- sino ang registered owner;
- kung malinis at updated ang title;
- kung may mortgage, adverse claim, lis pendens, levy, tenancy issue, o ibang annotation;
- kung updated ang real-property tax;
- kung may condominium dues o homeowners’ association obligations;
- accomplished Housing Loan Application para sa principal borrower;
- hiwalay na application para sa co-borrower, kung mayroon;
- 1x1 ID photo sa application;
- katanggap-tanggap na proof of income;
- Locally employed: maaaring kabilang ang notarized Certificate of Employment and Compensation, latest ITR/BIR Form 2316, o certified recent payslip. May karagdagang requirement para sa government employees.
- Self-employed: maaaring kailanganin ang ITR, audited financial statements, tax-payment proof, business registration o permit, bank records, commission vouchers, lease documents, franchise, o ibang patunay ng income.
- OFW: maaaring gamitin ang employment contract, certificate of employment and compensation, host-country tax return, o iba pang dokumentong tinatanggap ng Pag-IBIG.
Pagkatapos magsumite:
- itago ang application number at acknowledgment;
- itala ang branch o processing unit;
- kunin ang written list ng kulang na requirements;
- approved amount;
- loan term;
- interest rate;
- repricing period;
- monthly amortization;
- first due date at succeeding due dates;
- insurance premiums at ibang charges;
- conditions bago i-release ang proceeds;
- deadline para kumpletuhin ang post-approval requirements;
- default at acceleration clauses;
- penalty provisions; at
Maaaring magkaiba ang service classification at processing time para sa initial evaluation, credit investigation, appraisal, approval, compliance with post-approval conditions, at release of proceeds.
- humingi ng current Citizen’s Charter entry para sa eksaktong service;
- itago ang acknowledgment date at notice of deficiency;
- sagutin agad at nang kumpleto ang deficiency;
- housing account number o payment reference;
- borrower’s name;
- loan type;
- amount due;
- payment period;
- convenience fee, kung mayroon; at
- destination account o biller name.
Pagkatapos magbayad, itago ang:
- official receipt o electronic receipt;
- transaction/reference number;
- date at exact time;
- amount;
- account number na ginamit;
- screenshot ng confirmation page;
- debit confirmation o bank statement; at
- text o email confirmation.
- proof na ikaw ang nagbayad;
- eksaktong maling reference na ginamit;
- tamang housing account;
- source account o payment channel;
- transaction number at timestamp; at
- housing account number;
- disputed date at amount;
- nakasaad na posting o charge;
- sa tingin mong tamang entry;
- dahilan at supporting document; at
- hinihinging correction o written explanation.
- payroll period;
- amount deducted;
- remittance date;
- transaction or remittance reference;
- remittance schedule entry; at
Subject: Request for verification and correction—Pag-IBIG housing account
- principal balance;
- unpaid interest;
- penalties at charges;
- bagong interest rate;
- bagong term;
- bagong monthly amortization;
- capitalization o treatment ng arrears;
- insurance implications; at
Kapag may demand o foreclosure notice
- kunin ang buong demand letter, notice, envelope, email headers, at proof of service;
- humingi ng updated statement of account at payoff or reinstatement computation;
- kunin ang Loan and Mortgage Agreement, Promissory Note, Disclosure Statement, at payment ledger;
- i-check ang Office of the Clerk of Court, sheriff, Registry of Deeds, at publication details kung may foreclosure filing o sale;
- huwag umasa sa verbal promise na “on hold” ang auction;
- official confirmation of full payment;
- release o cancellation of mortgage documents;
- owner’s duplicate title at iba pang documents na hawak ng Pag-IBIG, kung applicable;
- application at co-borrower forms;
- acknowledgment receipts at application number;
- proof of income at IDs submitted;
- reservation agreement, Contract to Sell, deed, at seller receipts;
- title, tax declaration, tax clearance, permits, at plans;
- appraisal-related correspondence;
- Notice of Approval at Letter of Guaranty;
- Disclosure Statement, Promissory Note, at Loan and Mortgage Agreement;
- statements of account at complete payment ledger;
- bawat payment receipt at debit confirmation;
- notices, demand letters, envelopes, emails, at text messages;
- complaint or service-ticket numbers;
- branch receiving copies; at
- notes ng tawag—petsa, oras, pangalan ng nakausap, at buod ng sinabi.
I-back up ang records sa secure location.
- nakatanggap ka ng demand to pay the entire balance;
- may notice of foreclosure, sheriff’s sale, auction, cancellation, o eviction;
- may forged signature o loan na hindi mo kinilala;
- may ibang claimant sa property;
- may double sale, fake title, adverse claim, o pending court case;
- hinihingan kang pumirma ng waiver, dacion en pago, quitclaim, o voluntary surrender;
- namatay o nawalan ng kakayahan ang borrower at may insurance o estate issue;
FAQ
Ang controlling terms ay nasa Notice of Approval, Disclosure Statement, Promissory Note, Loan and Mortgage Agreement, at applicable program rules.
